Commercial Sublease
This Commercial Subiense (this "Sublease) is made effective as of January 18, 2018, by and between Mein &
Company, LLC ("Text") and AutoMaximize, Inc. ("Subtenant") Tenant has previously entered into a lease
agreement with Stephen Wehmeyer ("Landlord") dated January 4 2018 as (the "Prine Lease), a copy of which is
attached as Exhibit to this Sublease. Tesart now desires to sublet the leased property to Subtenant, Landlord has
authorized Sablease, and Subtenant desires to sublet the leased property from Tenant. Therefore, parties azres as
follows:
PREMISES: Tenast, inconsideration of the terms of this Agreement, mablets to Scbtenast office space known as "Aspen
Ridge Office Plaza" located at

TERM & POSSESSION The term of this Sublease will begin on the signing date below and less terminated sooner
pursuant to the terms of this Sublease, it will continue for the remainder of the tem provided in the Prime Lease, which
is scheduled to terminate: January 2023. Should the Prime Lease be renewed or extended, this Sublease shall be
continued for similar sern unless specifically modified otherwise.
SUBLEASE PAYMENTS: Subtenant shall pay to Terand sublease payments of $.01 per month, payable in advance fee
a total of $0.60.
WAIVER OF RIGHTS: Each of Tenant and Subterant agree to wave all rights of recovery and cause of action against
cach other and respective agents and employees.
NOTICE: Notices under this Sublease shall not be commed valid unless given or served in writing by mail, postage
