Case Study: Capital Light Investment Strategy
(Vital Healthcare Property Trust)
Leveraging our experience to increase value:
Asset-light business models have been associated with
better return on assets, lower profit volatility and greater
adaptability in an ever-changing business and
technological environment.
Northwest owns ~28% of the portfolio but receives management
fees on 100% of the portfolio.
In exchange for its services, the Asset Manager earns management
fees, activity-based fees for acquisitions and development activity
(as well as an incentive fee from Vital Trust(¹)).
Northwest leverages its experience and relationships to produce
outsized returns, and increased value for unitholders.
Notes: (1) VITAL Trust's incentive fees are calculated as a percentage of the average annual increase in Vital Trust's net
tangible assets, over the respective 12-month period and the two preceding periods.
